Notarization Fee for Land Use Right Mortgage Contracts

I am currently in the process of applying for a bank loan in the form of asset collateral (the collateral asset is a certificate of land use rights) with a loan amount of 250 million VND. In the mortgage contract, the amount is specified. Therefore, how much is the notarization fee? The notary office has informed me that it is 1.5 million VND, but I do not understand the fees for these services, so I seek your advice.

According to Point a6 Clause 2 Article 4 of Circular 257/2016/TT-BTC stipulates: Notarizing mortgage contracts of assets, pledge of assets: Based on the value of the asset; in case the mortgage contract of the asset or pledge of the asset specifies the loan value, the calculation is based on the loan value.

Furthermore, Point a7 Clause 2 Article 4 of Circular 257/2016/TT-BTC stipulates the notarization fee for mortgage contracts with a loan value of 250,000,000 VND. To be specific:
