Kien Giang province: Details of the land price list for each type of land in the period 2020-2024

I have a plan to buy a piece of land in Kien Giang for investment, but I have no information on the land prices here. So, how to determine the land prices in Kien Giang province? Looking forward to be informed! Thanks a lot!

Pursuant to Decision 03/2020/QD-UBND on the regulations on land price list for the 2020 – 2024 period in Kien Giang province, the determination of land prices is carried out as follows:

Prices of agricultural land in Kien Giang province

The price of agricultural land is determined according to the location of each district and city:

- The price of land for annual plants, land for perennial plants, and land for aquaculture is divided into 3 locations, the locations are determined in the attached Appendices.

- The price of land for protection and special-use forests is equal to the price of adjacent production forest land or the price of production forest land in the nearest vicinity (in case there is no adjacent land); for Phu Quoc and Kien Hai districts, it is calculated by the price of land for adjacent perennial plants or the price of land for perennial plants in the nearest vicinity (in case there is no adjacent land).

- The price of other agricultural land is equal to the price of land for adjacent perennial plants or the price of land for perennial plants in the nearest vicinity (in case there is no adjacent land); In case of using land for construction of bird's nest houses, the land price shall be equal to the land price of non-agricultural production establishments specified in Clause 3, Article 8 of this Regulation.

- Price of agricultural land adjacent to public routes and alleys (calculated from the corridor of the road to the 30th meter for land plots in urban areas; up to the 90th meter for rural land plots; up to the 30th meter for land plots in urban areas; up to 90th meters for rural land plots; up to 60th meters for the bordering area between urban and rural areas, from the bordering point to the countryside 500 meters): multiplied by the coefficient compared to the agricultural land price in the agricultural land price list of each district and city (excluding Phu Quoc district) specifically as follows:

+ Land plot adjacent to routes and alleys with a road surface width of 6.0 meters or more or roads in the land price list of wards: 1.3 times.

+ Land plot adjacent to roads and alleys with road surface width from 3.5 meters to less than 6.0 meters: 1.2 times.

+ Land plot adjacent to routes and alleys with road surface width from 2.0 meters to less than 3.5 meters: 1.1 times.

Prices of residential land in rural areas in Kien Giang province

- General application: There are 3 areas and 3 locations (except for the cases specified in the price list of residential land along the roads).

The area is determined as follows:

+ Area 1: The roads from the district to the commune.

+ Area 2: The roads from the commune to the hamlet.

+ Area 3: The remaining areas.

The location is determined as follows:

+ Location 1: Calculated from the entrance corridor to the 30th meter.

+ Location 2: From after the 30th meter to the 60th meter for the same land plot at location 1.

+ Location 3: The remaining locations.

- Residential land along the roads: To be divided into a maximum of 5 locations, each location is limited to 30 meters:

+ Location 1: Calculated from the entrance corridor to the 30th meter.

+ Location 2: Calculated from after the 30th meter to the 60th meter for land in the same parcel of location 1; from the 1st to the 30th meter for residential land of the branch road with a width greater than or equal to 2.0 meters.

+ Location 3: From the 60th meter to the 90th meter for land in the same parcel of location 1; from the 30th meter to the 60th meter for land in the same parcel of location 2 of the branch road with a width greater than or equal to 2.0 meters.

+ Location 4: Counting from after the 90th meter to the 120th meter for land in the same parcel of location 1; from the 60th meter to the 90th meter for land in the same parcel of location 3 of the branch road with a width greater than or equal to 2.0 meters.

+ Location 5: From the 120th meter to the end of the residential land location for land in the same parcel of location 1; from the 90th meter to the end of the residential land location for residential land in the same plot at location 4 of the branch road with a width greater than or equal to 2.0 meters and for residential land plots not belonging to locations 1,2,3,4.

Prices of residential land in urban areas in Kien Giang province

Residential land in urban areas is divided into 5 locations:

- Location 1: From the corridor of the highway to the 20th meter.

- Location 2: From the 20th meter to the 40th meter for land in the same parcel of location 1.

- Location 3:

+ Calculated from after the 40th meter to the 60th meter for land in the same parcel of location 1.

+ Calculated from the 1st to the 20th meter for residential land of the main alley of the main street with the existing alley surface greater than or equal to 3.0 meters.

- Location 4:

+ Calculated from after the 60th meter to the 80th meter for land in the same parcel of location 1.

+ Calculated from after the 20th meter to the 40th meter, for land in the same plot at location 3 of the alley, is greater than or equal to 3.0 meters.

+ Calculated from the 1st to the 20th meter for residential land of the main alley of the main street with the existing alley surface from 2.0 meters to less than 3.0 meters.

- Location 5:

+ Calculated from after the 80th meter to the end of the residential land location for the same land plot at location 1.

+ Calculated from after the 40th meter to the end of the residential land location, for the land in the same parcel of location 4 of the alley, is greater than or equal to 3.0 meters.

+ Calculated from after the 20th meter to the end of the residential land location, for land in the same parcel of location 4 of the alley, is from 2.0 meters to less than 3.0 meters.

+ Residential land plots not in locations 1,2,3,4.

Prices of land for non-agricultural business and production and market land in Kien Giang province

- Non-agricultural production and business land (including commercial and service land) used stably and for a long time and market land: The land price is equal to the price of adjacent residential land or the price of residential land in the immediate vicinity (in case there is no adjacent residential land).

- Commercial and service land used with a definite term is determined by each district and city as follows:

+ Rach Gia city, Ha Tien city and Phu Quoc district: The land price is equal to 70% of the price of adjacent residential land or the price of residential land in the nearest neighborhood (in case there is no adjacent residential land).

+ The remaining districts: The land price is equal to 60% of the price of adjacent residential land or the price of residential land in the nearest vicinity (in case there is no adjacent residential land).

- Land of non-agricultural production establishments used with a definite term; Industrial cluster land with a definite term is determined by each district and city as follows:

+ Rach Gia city, Ha Tien city and Phu Quoc district: The land price is equal to 60% of the price of adjacent residential land or the price of residential land in the nearest neighborhood (in case there is no adjacent residential land);

+ The remaining districts: The land price is equal to 50% of the price of adjacent residential land or the price of residential land in the nearest vicinity (in case there is no adjacent residential land).

- The price of industrial park land (determined for a specific location) is as follows:

+ Thanh Loc Industrial Park: 550,000 VND/m2.

+ Thuan Yen Industrial Park: 343,000 VND/m2.

+ The land plot adjacent to the river shall be added 10% of the unit price specified at Points a and b of this Claus.

- Price of land used for mineral activities; manufacture of construction materials and ceramic products, including:

+ Land for mining stone, limestone, gravel, sand: 220,000 VND/m2.

+ Land for mining peat: 200,000 VND/m2.

+ Land for mining clay: 130,000 VND/m2.
