In addition to division of land parcels, the need for land parcel consolidation is also of great interest to many people today. This article guides the process, procedures, and documents for land parcel consolidation according to the latest regulations of Vietnam.
- Firstly, land parcels must be adjacent to each other according to Clause 1 Article 3 of the Land Law 2013 of Vietnam.
- Secondly, land parcels must have the same land use purpose, if the two land parcels do not have the same use purpose, it must be changed for land parcel consolidation according to Point a Clause 2.3 Article 8 of Circular No. 25/2014/TT-BTNMT.
- Thirdly, the total area of the land parcel after the consolidation must not exceed the quotas specified in Articles 129 and 130 of the Land Law 2013 of Vietnam and local regulations on quotas for land.
Step 1: The land user submits 01 set of application for land parcel consolidation to the commune-level People's Committee or the land registration office.
Step 2: The land registration office shall:
- Measure;
- ;Prepare dossier and submit it to a competent agency for granting a certificate of land use rights and ownership of houses and other land-attached assets to land users for the newly consolidated land parcels;
- Adjust and update the change in the cadastral records and land database; hand over the certificates of land use rights and ownership of houses and other land-attached assets to the land users concerned or send them to the commune-level People’s Committees for handover, in case of submission of dossiers at commune level.
Step 3: Land users receive certificates of land use rights and ownership of houses and other land-attached assets at the land registration office or the Commune People's Committee.

No more than 20 days from the date of receipt of valid dossiers.

In case of receiving incomplete or invalid dossiers, within a maximum of 03 days, the dossier-receiving and handling agencies must notify and guide the dossier-submitters to supplement and complete the dossiers in accordance with regulations. .
For communes in mountainous, island, deep-lying and remote areas and areas with difficult socio-economic conditions, the implementation time for each type of procedure specified in this Article may be increased by 15 days.
