How to calculate homestead land price in District 1, Ho Chi Minh City 2024?
Pursuant to Clause 1, Article 4 of the Regulation on the Land Price Table in Ho Chi Minh City for the period 2020 - 2024 issued together with Decision 02/2020/QD-UBND (amended by Decision 79/2024/QD-UBND), the homestead land price in District 1, Ho Chi Minh City from October 31, 2024, to the end of December 31, 2025, is specified as follows:
- Position 1: land located at the street frontage named in the Land Price Table, applicable to land parcels or land zones with at least one side adjacent to existing street segments, sidewalks, or pavements as specified in the land price table.

- Position 2: applicable to land parcels or land zones with at least one side adjacent to an alley with a width of 5 meters or more, calculated as 0.5 of Position 1.
- Position 3: applicable to land parcels or land zones with at least one side adjacent to an alley with a width from 3 meters to under 5 meters, calculated as 0.8 of Position 2.
- Position 4: applicable to remaining land parcels or land zones, calculated as 0.8 of Position 3.
In cases where the positions mentioned above have a depth from the inner edge of the street, sidewalk, or pavement of the frontage road (according to the cadastral map) of 100 meters or more, the land price is reduced by 10% for each position.

Are houses and land subject to registration fees in Vietnam?
Pursuant to Clause 1, Article 3 of Decree 10/2022/ND-CP, the following is stipulated:
Subjects to Registration Fees
1. House, Land.
- Hunting rifles; sports equipment for training and competition.
- Ships according to inland waterway traffic law and maritime law (hereinafter referred to as watercraft), including barges, canoes, towing boats, pushing boats, submarines, and submersible boats, except for floating docks, floating containers, and mobile rigs.
- Boats, including yachts.
- Aircraft.
- Two-wheeled motorcycles, three-wheeled motorcycles, mopeds, and similar vehicles that must be registered and numbered by competent authorities (hereinafter collectively referred to as motorbikes).

How is the registration fee calculated for houses and land in Vietnam?
According to Article 7 of Decree 10/2022/ND-CP, the calculation of registration fee for houses and land is regulated as follows:
- The registration fee for land is the land price in the Land Price Table issued by the provincial or municipal People's Committee directly under the central government at the time of declaration of the registration fee.
In cases where land is leased from the State with one-time land rent payment for the entire lease period and the lease term is shorter than the land type term as specified in the Land Price Table issued by the provincial or municipal People's Committee directly under the central government, the land price for the lease term used for the registration fee is determined as follows:
Land price for lease term used for registration fee = (Land price in Land Price Table / 70 years) x Lease term
- The registration fee for houses is the price issued by the provincial or municipal People's Committee directly under the central government according to the construction law at the time of declaration of the registration fee.
- The registration fee for houses and land in certain special cases:
+ The registration fee for state-owned houses sold to tenants under the housing sales law, including accompanying land, is the actual sale price decided by the provincial or municipal People's Committee directly under the central government.
+ The registration fee for houses and land purchased through auction or bidding under auction, and bidding law is the actual auction, bidding winning price recorded on invoices, documents according to the law or the actual auction, bidding winning price according to the auction, bidding result approval document (if applicable) from the competent authority.
+ The registration fee for multi-storey, multi-household buildings, apartments includes the allocated land value. The allocated land value is determined by the land price in the Land Price Table issued by the provincial or municipal People's Committee directly under the central government multiplied by the allocation coefficient. The allocation coefficient is determined under Decree No. 53/2011/ND-CP.
- In cases where the contract price for the sale of houses and land or the transfer of land use rights is higher than the price issued by the provincial or municipal People's Committee directly under the central government, the registration fee for houses and land is the price in the land use rights transfer contract or house sale contract.
