1. Regulations on printing Certificates of land use rights and ownership of property affixed to the land in Vietnam

According to Article 31 of Circular 10/2024/TT-BTNMT on printing the Certificates of land use rights and ownership of property affixed to the land in Vietnam:

- The printing of the Certificates of land use rights and ownership of property affixed to the land is carried out through the land database management software.

In cases where the locality has not yet built a land database, data should be created in the land database management software based on the information in the registration dossier and the issuance of the Certificate, to print the Certificates of land use rights and ownership of property affixed to the land.

- The detailed information displayed on the Certificates of land use rights and ownership of property affixed to the land is presented in accordance with Articles 32, 33, 34, 35, 36, 37, 38, 39, 40, and 41 of Circular 10/2024/TT-BTNMT.

- The style, size, and color of the text on the Certificates of land use rights and ownership of property affixed to the land are presented as follows:

+ The number and name of sections and points are printed in ‘Times New Roman, Bold’ font, size ‘13’; individual points are printed in italic letters and numbers;

+ The content of sections 1, 2, 3, 4, 5, and 6 on the Certificates of land use rights and ownership of property affixed to the land are printed in ‘Times New Roman, Regular’ font, with a minimum size ‘12’; the name of the land user or the owner of the assets attached to the land in section 1 is printed in ‘Bold’ font, with a minimum size ‘13’;

+ The text and numbers on the Certificates of land use rights and ownership of property affixed to the land are in black.

2. Information about land users and owners of property affixed to the land in the Certificates of land use rights and ownership of property affixed to the land in Vietnam

Information about land users and owners of property affixed to the land in the Certificates of land use rights and ownership of property affixed to the land according to Article 32 Circular 10/2024/TT-BTNMT is as follows:

- For individuals not covered under Clause 2, Article 32 of Circular 10/2024/TT-BTNMT, it includes the information: “Mr.” or “Ms.”, full name, and the name and number of identifying documents.

Foreign individuals or overseas Vietnamese are represented with the information: “Mr.” or “Ms.”, full name, nationality, and the name and number of identifying documents.

- For spouses having common property as land use rights, ownership of property affixed to the land includes the information: “Ms.” or “Mr.”, full name, name, and number of identifying documents of the spouse, followed by: “and spouse:... (displaying the information of the husband (or wife))”.

If there is an agreement between the husband and wife to record the wife's or husband's name as the representative on the Certificate, it will display: “Ms.” or “Mr.”, full name, name, and number of identifying documents, followed by “represents the husband and wife.”

- For organizations, it shows the name of the organization as prescribed in point c, Clause 2, Article 12 of Circular 10/2024/TT-BTNMT and legal document information of the organization as stipulated in points c, d, dd, e, and g, Clause 3, Article 12 of Circular 10/2024/TT-BTNMT.

- For communities, it displays the community’s name.

- In cases where a group of people uses land and owns property affixed to the land, and certificates are issued to each member of the group, each certificate will bear the information of the person issued the certificate according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT; followed by “Jointly uses the land, jointly owns the assets attached to the land (or Jointly uses the land or Jointly owns the assets attached to the land) with others.” In the QR code of the Certificate, it shows full information about those who share the land use rights, ownership of assets attached to the land.

If a certificate is issued to a representative of the group, the Certificate bears the information about the representative according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT, followed by “represents those who jointly use the land” or “represents those who jointly own assets attached to the land” or “represents those who jointly use the land and jointly own assets attached to the land.” In the QR code of the Certificate, it shows full information about those who share the land use rights, ownership of assets attached to the land.

- For certificates issued to family members jointly using the land, all information on the members is recorded according to clause 1, Article 32 of Circular 10/2024/TT-BTNMT.

If it's not possible to record all the information from family members sharing the land use rights on the Certificate, record the information of one or several members sharing the land use rights, followed by “and other members sharing the land use rights of the household can be found in the QR code.” The QR code on the Certificate shows full information about those who share the land use rights.

If members agree to record a representative's name on the Certificate, it records the representative's information according to clause 1, Article 32 of Circular 10/2024/TT-BTNMT, followed by “represents the family members sharing the land use rights.” The QR code on the Certificate shows full information about those who share the land use rights.

- For certificates issued to owners of property affixed to the land without land use rights, it reflects the information of the person issued the certificate according to clauses 1, 2, 3, 4, and 5, Article 32 of Circular 10/2024/TT-BTNMT.

- For certificates issued to many heirs of land use rights, ownership of assets attached to the land, who have not yet divided the inheritance to each heir according to civil law, and the certificate is issued to each heir, the information of the person issued the certificate according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT is recorded, followed by “Jointly uses the land, jointly owns the assets attached to the land (or Jointly uses the land or Jointly owns the assets attached to the land) with other heirs.” The QR code on the Certificate shows full information about those who share the inherited rights.

If the certificate is issued to a representative of the heirs, the information of the representative according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT is recorded, followed by “represents the heirs.” The QR code on the Certificate shows full information about those who share the inherited rights.
