1. Information in the cadastral dossier in Vietnam

According to Article 7 of Circular 10/2024/TT-BTNMT, information in cadastral dossier in Vietnam is as follows:

- The information in the cadastral dossier must ensure uniformity among the components of the cadastral dossier, except for cases specified in Clauses 2, 3, and 4, Article 7 of Circular 10/2024/TT-BTNMT.

- In cases where there is inconsistency in the information among the documents of the cadastral dossier, it is necessary to verify and compare the documents in the cadastral dossier and the records used for registration procedures and issuing Certificates to determine the information as a basis for consistent adjustment of the cadastral dossier.

- In cases where a new cadastral map is established to replace the documents and survey data previously used for registration procedures and issuing Certificates, and a Certificate has been reissued based on the new cadastral map, the information is determined according to the results of the Certificate reissuance.

- In cases where a new cadastral map is established to replace the documents and survey data previously used for registration procedures and issuing Certificates, but a Certificate has not yet been reissued based on the new cadastral map, the information is determined as follows:

+ Information on land users, owners of assets attached to land, information on land use rights, and ownership rights to assets attached to land are determined based on the issued Certificate; if the issued Certificate does not fully display the information, it is determined according to the cadastral book and registration procedure dossier for issuing a Certificate;

+ Information on boundary lines (shape, dimensions of the edges, and coordinates of the parcel vertices) and lot area is determined according to the new cadastral map; if the actual boundary lines of the parcel on the new cadastral map have changed compared to the boundaries shown on the issued Certificate, the information on the boundaries and land use area is determined according to the issued Certificate.

2. Contents of the cadastral dossier in Vietnam

According to Article 6 of Circular 10/2024/TT-BTNMT, the contents of the cadastral dossier in Vietnam include the following information:

- Information about the parcel, linear geographical objects, including:

+ Identifier number;

+ Address;

+ Boundary;

+ Area;

+ Land type;

+ Form of land use;

+ Land use term;

+ Origin of land use;

+ Information on financial obligations;

+ Information on restrictions of land use rights, rights regarding adjacent parcels (if any);

+ Information on survey documents.

- Information about assets attached to land includes: name of the asset, characteristics of the asset, form of ownership, tenure of ownership, asset address, restrictions on the rights to the asset.

- Information about land users, owners of assets attached to land, individuals assigned land for management.

- Information about the status of land use rights, ownership rights to assets attached to land, the right to be assigned land for management.

- Information about land fluctuations, assets attached to land.

- Presentation of information in the components of the cadastral dossier is as follows:

+ Information specified at points a, d, and dd, Clause 1, Article 6 of Circular 10/2024/TT-BTNMT is shown in the cadastral map, land registration book, and cadastral book;

+ Information specified at point c, Clause 1, Article 6 of Circular 10/2024/TT-BTNMT is shown in the cadastral map;

+ Information specified at points b, e, g, h, i, k, and l, Clauses 1, 2, 4, and 5, Article 6 of Circular 10/2024/TT-BTNMT is shown in the cadastral book;

+ Information specified in Clause 3, Article 6 of Circular 10/2024/TT-BTNMT is shown in the land registration book and cadastral book;

+ Information specified in Article 6 of Circular 10/2024/TT-BTNMT is specifically detailed in Articles 8, 9, 10, 11, 12, and 13 of Circular 10/2024/TT-BTNMT.
