1. Guidelines on information of land users on the Certificate of Land Use Rights, Ownership of Assets Attached to Land in Vietnam​

According to Article 32 of Circular 10/2024/TT-BTNMT, the guidelines on information about land users, owners of assets attached to the land on the Land Use Rights Certificate, Ownership Rights of Assets Attached to Land in vietnam are as follows:

- For individuals not falling under the cases prescribed in Clause 2, Article 32 of Circular 10/2024/TT-BTNMT, the information shown includes: "Mr." or "Ms.", full name, and details of identification documents.

Foreign individuals or overseas Vietnamese individuals shall have the information: "Mr." or "Ms.", full name, nationality, and details of identification documents.

- For a husband and wife having joint ownership of land use rights and ownership of assets attached to the land, the information shown includes: "Ms." or "Mr.", full name, and details of identification documents of the wife or husband and further wording: "and husband (or wife):... (show information of husband (or wife))".

In cases where a husband and wife agree to record either's name as the representative on the certificate, the information will state: "Ms." or "Mr.", full name, details of identification documents, followed by: "is representative for husband and wife".

- For organizations, the name of the organization is shown as per point c, clause 2, Article 12 of Circular 10/2024/TT-BTNMT and the information on legal documents of the organization per points c, d, dd, e, and g of clause 3, Article 12 of Circular 10/2024/TT-BTNMT.

- For a community, the community's name is shown.

- In case a group uses land or owns assets attached to the land and each member is issued a certificate, each certificate records the information about the person granted the certificate according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT; subsequently recording "Jointly using land, jointly owning assets attached to the land (or Jointly using land or Jointly owning assets attached to the land) with others". The certificate's QR code contains complete information on those sharing land use rights and asset ownership.

If a group using the land or owning assets attached to the land is represented by one person on a single certificate, the certificate records the representative's information according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT, followed by "is representative for those sharing land use" or "is representative for those sharing ownership of assets attached to the land" or "is representative for those sharing land use and asset ownership". The QR code of the certificate contains complete information on those sharing land use rights and asset ownership.

- When issuing a certificate to members sharing the use rights of a household's land, all members' information is recorded as per clause 1, Article 32 of Circular 10/2024/TT-BTNMT.

If all members' information cannot be fully recorded on the certificate, the information of one or several members sharing the land use rights is noted. Then it states "and other members sharing the household's land use rights listed in the QR code". The certificate's QR code contains complete information of those sharing the land use rights.

If members agree to appoint a representative to be named on the certificate, the representative's information is recorded according to clause 1, Article 32 of Circular 10/2024/TT-BTNMT, followed by "is representative for members sharing the household's land use rights". The certificate's QR code contains full details of those sharing the land use rights.

- When a certificate is issued for ownership of assets attached to land without land use rights, the information will be per clauses 1, 2, 3, 4, and 5 of Article 32 of Circular 10/2024/TT-BTNMT.

- If many heirs have rights to land use and ownership of assets attached to land but the inheritance shares have not been divided per civil law, and each heir is granted a certificate, each certificate records information about the grantee according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT; then it states "Joint use of land, joint ownership of assets attached to land (or Joint use of land or Joint ownership of assets attached to land) with other heirs". The QR code of the certificate contains complete information of the heirs.

When providing one certificate for a representative of heirs, the certificate contains the representative's information according to clauses 1, 3, and 4, Article 32 of Circular 10/2024/TT-BTNMT, followed by "is representative for the heirs". The certificate's QR code contains full information on the heirs.

2. Provisions on the template of the Land Use Rights Certificate, Ownership Rights of Assets Attached to Land in Vietnam

The template of the Land Use Rights Certificate, Ownership Rights of Assets Attached to Land according to Article 29 of Circular 10/2024/TT-BTNMT is as follows:

- The Land Use Rights Certificate, Ownership Rights of Assets Attached to Land comprises one (01) sheet with two (02) pages, featuring a drum pattern background, pink lotus color, measuring 210 mm x 297 mm, featuring the National Emblem, National Title, the words "Land Use Rights Certificate, Ownership Rights of Assets Attached to Land", the certificate issuance serial number (comprising 02 Vietnamese letters and 08 digits), and the wording "Detailed information displayed in the QR code", certificate book registration number, and notes for the certificate grantee (called the blank certificate form).

- The certificate template manifests the following details:

+ Page 1 includes: National Emblem, National Title; the words "Land Use Rights Certificate, Ownership Rights of Assets Attached to Land" in red; QR code; certificate code; section "1. Land user, owner of assets attached to land:"; section "2. Parcel information:"; section "3. Information on assets attached to land:"; locality, date of signing, and certifying authority; certificate issuance serial number; and the wording "Detailed information displayed in the QR code";

+ Page 2 includes: section "4. Diagram of parcel, assets attached to the land:"; section "5. Notes:"; section "6. Changes after certification:"; certificate book registration number; notes for the certificate grantee;

+ The content and form of specific information on the Land Use Rights Certificate, Ownership Rights of Assets Attached to Land are implemented according to Form No. 04/DK-GCN of Annex No. 01 issued with Circular 10/2024/TT-BTNMT.
