Vietnam: Land price brackets in rural delta communes are not changed in 2020

On December 19, 2019, the Government of Vietnam issued Decree No. 96/2019/NĐ-CP on land price brackets.

The land price bracket is used as a basis for the People's Committee of the province and central-affiliated city (hereinafter referred to as the Provincial People's Committee) to develop and adjust the land price list in the locality. The Provincial People's Committee, based on the realities of the locality, is entitled to determine the maximum land price in the land price table, the adjusted land price not more than 20% higher than the maximum land price of the same type of land in the land price bracket.

Moreover, regarding the land price bracket in delta communes in rural areas (minimum price - maximum price), Decree No. 96/2019/NĐ-CP of Vietnam’s Government retains the content previously stipulated in Decree No. 104/2014/NĐ-CP, specifically as follows:

- The northern midlands and mountainous region: 50 – 8.500;

- The Red River delta region: 100 – 29.000;

- The north central region: 35 - 12.000;

- The south central coast region: 40 -  12.000;

- The southeastern region: 60 – 18.000;

- The Mekong River delta region: 40 – 15.000.

Notably, the unit of calculation is thousand dong/m2.
