Types of housing and area standards for social housing built in projects in Vietnam are contents stipulated in Decree 100/2024/ND-CP. To be specific:

On July 26, 2024, the Government of Vietnam issued Decree 100/2024/ND-CP detailing certain provisions of the Housing Law 2023 concerning the development and management of social housing in Vietnam.

To be specific, Article 27 of Decree 100/2024/ND-CP stipulates the types of housing and area standards for social housing as follows:

- In the case of social housing being apartment buildings invested and constructed according to a project, the following requirements must be met:

+ Must be designed and built as fully enclosed units, adhering to national technical standards and applicable legal regulations;

+ The minimum usable area standard for each apartment is 25 square meters, with a maximum of 70 square meters;

+ An adjustment to increase the maximum usable area standard of apartments is permissible, but such increases must not exceed 10% of the maximum usable area of 70 square meters, and the proportion of apartments exceeding 70 square meters must not exceed 10% of the total number of social housing apartments in the project.

- In the case of social housing being single-family houses invested and constructed according to a project, they may only be constructed in communes that are ethnic minority and mountainous areas as per regulations by the Prime Minister of Vietnam and must meet the following requirements:

+ Must be designed and constructed according to national technical standards for construction planning;

+ The construction density, land use coefficient, and height of single-family houses must comply with rural planning or architectural management regulations for rural residential points approved by competent authorities;

+ The standard area of the plot for social housing as single-family houses must not exceed 70 square meters, and the land use coefficient must not exceed 2.0 times.

Types of housing and area standards for social housing personally invested for lease in Vietnam

- In the case of personally constructed multi-story multi-apartment housing, the following regulations must be met:

+ In the case of housing with 02 or more stories and a scale of 20 or more apartments, the provisions of Clause 1, Article 57 of the Housing Law 2023 must be satisfied;

+ In the case of housing with 02 or more stories and a scale of fewer than 20 apartments, the provisions of Clause 3, Article 57 of the Housing Law 2023 must be satisfied.

- In the case of constructing rows of single-story houses for rental, the following regulations must be met:

+ Must be built as fully enclosed units (having separate living rooms and sanitary areas) according to construction standards;

+ The average usable area per person for living must not be less than 8 square meters (excluding ancillary areas);

+ Must meet the construction quality requirements for buildings from grade IV upwards according to construction law;

+ Arrange the building site and other construction items in the row of single-story houses on a plot of land to ensure convenient transportation, environmental sanitation, and conditions for handling incidents (fire, explosion, building collapse...).

More details can be found in Decree 100/2024/ND-CP which comes into force in Vietnam from August 1, 2024.
