On October 21, 2024, the People's Committee of Ho Chi Minh City issued Decision 79/2024/QD-UBND amending and supplementing Decision 02/2020/QD-UBND regarding the land price list in Ho Chi Minh City, Vietnam.

List of agricultural land prices in Ho Chi Minh City, Vietnam from October 31, 2024

Clause 2, Article 2 of Decision 79/2024/QD-UBND has amended and supplemented Article 3 of Decision 02/2020/QD-UBND regarding the list of agricultural land prices in Ho Chi Minh City, Vietnam as follows:

(1) Division of areas and land positions:

- Area: Agricultural land is divided into three (03) areas:

+ Area I: District 1, District 3, District 4, District 5, District 6, District 10, District 11, Binh Thanh District, Phu Nhuan District;

+ Area II: District 7, District 8, District 12, Tan Binh District, Tan Phu District, Binh Tan District, Go Vap District, Thu Duc City;

+ Area III: Binh Chanh District, Hoc Mon District, Cu Chi District, Nha Be District, Can Gio District.

- Position:

+ For annual crop land, including rice cultivation land and other annual crop land; perennial crop land; forestry land, including special-use forest land, protective forest land, production forest land; aquaculture land, concentrated livestock land; salt production land; other agricultural land. Divided into three (03) positions:

++  Position  1:  parcels  adjacent  to  the  roadside  (road  named  in  the  Homestead  Land  Price  Table)  within  200m;

++  Position  2:  parcels  not  adjacent  to  the  roadside  (road  named  in  the  Homestead  Land  Price  Table)  within  400m;

++  Position  3:  other  positions.

+ For salt production land: divided into three (03) positions:

++  Position  1:  applied  in  the  same  way  as  for  annual  crop  land,  perennial  crop  land,  production  forest  land,  aquaculture  land;

++  Position  2:  distanced  from  the  waterway,  road,  or  central  salt  storage  in  the  production  area  within  over  200m  to  400m;

++  Position  3:  other  positions.

(2) Price tables for different types of agricultural land:

- Annual crop land price list including rice cultivation land and other annual crop land.

+ Area I: Table 1 (Unit: 1,000 VND/m^2^)

+ Area II: Table 2 (Unit: 1,000 VND/m^2^)

+ Area III: Table 3 (Unit: 1,000 VND/m^2^)

- Perennial crop land price list:

+ Area I: Table 4 (Unit: 1,000 VND/m^2^)

+ Area II: Table 5 (Unit: 1,000 VND/m^2^)

+ Area III: Table 6 (Unit: 1,000 VND/m^2^)

- Production forest land price list:

+ Production forest land is priced as corresponding perennial crop land in each area and position.

+ For protective forest and special-use forest land, it is calculated at 80% of the production forest land price.

- Aquaculture land price list:

Aquaculture land is priced as corresponding annual crop land in each area and position.

- Concentrated livestock land price list:

Concentrated livestock land is calculated as 150% of the perennial crop land in the same area and position, but not exceeding the homestead land price in the same area and position.

- Salt production land price list:

Salt production land is calculated at 80% of the aquaculture land price in the corresponding area and position.

- For agricultural land in the High-Tech Agricultural Zone: the agricultural land price is 320,000 VND/m^2^.

Note: The latest land price list in Ho Chi Minh City, Vietnam will be effective from October 31, 2024, and will last until December 31, 2025.
