The cadastral map adjustment in the basic land survey from August 1, 2024, is carried out in accordance with the provisions of Decree 101/2024/ND-CP.

According to the Land Law 2024, the cadastral map is a map showing parcels and related geographical objects, established according to the administrative unit at the commune level or according to the district administrative unit where no commune administrative unit is established, and confirmed by a competent state authority.
Based on Clause 1, Article 6 of the Decree 101/2024/ND-CP, the cadastral map is adjusted when parcels and other factors related to the contents of the cadastral map change as follows:
- Parcels: Boundary of the parcel, type of land, serial number of the parcel, area of the parcel;- Other factors related to the contents of the cadastral map include: Map frame; coordinate and altitude control points; administrative boundary markers and lines of administrative units at all levels; land-occupying objects not forming a parcel; housing and other construction works; geographical features and works with high orientation significance; planning boundary markers; safety corridor boundary lines of works according to legal regulations; explanatory notes; landform or height annotation points (if any).
According to Clause 2, Article 6 of the Decree 101/2024/ND-CP, the cadastral map is adjusted based on one of the following bases:
- Land use right certificates, House ownership certificates and homestead land use right certificates, House ownership certificates, Construction ownership certificates, Land use right certificates, house ownership and other assets attached to land certificates, Land use right certificates and assets attached to land certificates (hereinafter collectively referred to as Certificates); land allocation decisions, land lease decisions, land use purpose transfer decisions, land use right auction results recognition decisions, land recovery decisions of competent state agencies; decisions or judgments of the People's Court, enforcement decisions of enforcement agencies that have taken legal effect; dispute resolution results of competent authorities; administrative decisions of competent authorities related to parcels; decisions on administrative boundary changes, establishment of new administrative units where boundary records have been established;
- Documents from land management authorities at all levels, the People's Committee of the commune when detecting errors in the cadastral map or reflecting changes in parcel boundaries due to natural erosion or subsidence;
- Documents on changes in safety corridor boundary lines of works according to legal regulations;
- Documents or decisions of competent authorities leading to changes in the division and numbering of cadastral map parcels;
- Inspection results from the Land Registration Office or its branches in cases where land users report discrepancies in parcel information.
The Land Registration Office or its branches shall inspect, verify, adjust the cadastral map and land inventory, and notify the People's Committee of the commune about the updates and adjustments.
