On July 24, 2024, the Government of Vietnam issued Decree 95/2024/ND-CP detailing certain provisions of the Housing Law 2023.

Regulations on classification of apartment buildings from August 1, 2024

The classification of apartment buildings in Vietnam is stipulated in Article 82 of Decree 95/2024/ND-CP as follows:

- Investors and owners of apartment buildings (including commercial, social, resettlement, and official residence apartments) may classify their apartment buildings as per the regulations in this Chapter.

- Classification is conducted for individual buildings based on the request of the investors or owners and performed by professional organizations in the fields of construction, housing, and real estate business specified in Clause 2, Article 83 of Decree 95/2024/ND-CP, when the buildings meet the classification criteria provided in Clause 1, Article 83 of Decree 95/2024/ND-CP. These organizations are responsible for the classification.

Classified apartment buildings must comply with the regulations and standards on construction and criteria in Article 83 of Decree 95/2024/ND-CP.

- The announcement and advertisement of classification of apartment buildingss for commercial purposes must be consistent with the classified content.

The criteria for classification of apartment buildings in Vietnam are specified in Appendix XII of Decree 95/2024/ND-CP as follows:
