What are regulations on lease term, rental price for housing in Vietnam?

Pursuant to Article 170 of the Vietnam Housing Law 2023, the legal provisions regarding lease term, rental price for housing are as follows:

- The lessor and the lessee can agree on the term, rent, and method of rent payment for leasing residential property, either on a periodic basis or a lump sum; in cases where the State has regulations concerning the rent, both parties must comply with those regulations.

- If the lessor renovates the property with the consent of the lessee, the lessor has the right to adjust the rent if the remaining lease period is up to one-third of the lease term. The new rent shall be agreed upon by both parties; if no agreement is reached, the lessor has the right to unilaterally terminate the lease and must compensate the lessee according to the law.

- The lessor and the lessee are protected by the State regarding legitimate rights and interests during the leasing and renting of residential property.

- The lessee has the right to sublease the residential property with the consent of the lessor.

The term, rent, and payment method for leasing residential property shall be mutually agreed upon by the lessor and the lessee. However, in cases where the State has regulations concerning the rent, both parties must comply with those regulations.
